What Is VA Residual Income?
Unlike conventional loans that focus primarily on your debt-to-income ratio, VA loans add a second qualifying layer: residual income. This is the money left over each month after you've paid taxes, debts, housing costs, and an estimate for maintenance and utilities.
The VA sets minimum residual income requirements based on three factors: your geographic region (Northeast, Midwest, South, or West), your family size, and whether your loan is above or below $80,000. These requirements exist to ensure veterans can comfortably afford their home — not just qualify on paper.
How It's Calculated
Residual Income = Gross Income − Taxes − Housing − Maintenance/Utilities − Debts
The maintenance and utilities estimate uses $0.14 per square foot of the property — this is a VA standard, not something your lender makes up. For a 2,000 sq ft home, that's $280/month added to your expenses.
This is actually a pro-veteran requirement. It protects you from being approved for a payment you can't actually afford. A good VA loan officer will run this calculation early in the process so there are no surprises at underwriting.
