Can I use a VA loan more than once? +
Yes. Your VA loan benefit is reusable. You can use it multiple times throughout your life, as long as you've paid off a previous VA loan or had your entitlement restored. There's no lifetime limit on how many times you can use it.
Do I need a down payment? +
No. One of the biggest advantages of a VA loan is the zero down payment requirement. You can finance 100% of the home's purchase price. That said, putting money down reduces your funding fee and monthly payment — so it's worth considering if you have savings available.
What credit score do I need? +
The VA itself doesn't set a minimum credit score. However, most lenders require at least 580-620. A higher score gets you better interest rates. If your score is below 620, don't assume you're disqualified — some lenders specialize in lower credit scores.
What is the VA funding fee? +
The funding fee is a one-time payment to the VA that keeps the loan program running. For first-time users with zero down, it's 2.15% of the loan amount. It can be paid upfront or rolled into the loan. If you have ANY service-connected disability rating, you're completely exempt.
Can I use a VA loan for a second home or investment property? +
VA loans are for primary residences only — you must intend to live in the home. However, you can have more than one VA loan at a time if you have remaining entitlement. And if you've outgrown a home, you can rent it out and use your VA benefit to buy a new primary residence.
How long does the VA loan process take? +
A typical VA loan closes in 30-45 days from application to funding. The VA appraisal usually takes 7-14 days depending on your area. Delays usually happen when documentation is incomplete — which is why we created the Go Bag checklist.
Are VA loans only for first-time homebuyers? +
No. VA loans are available to any eligible veteran, regardless of whether you've owned a home before. First-time and repeat buyers both qualify. The only difference is the funding fee — it's slightly higher on subsequent uses (3.3% vs 2.15% with zero down).
What's the difference between a VA loan and a VA grant? +
A VA loan is a mortgage for buying a home — you borrow money and pay it back. A VA grant (like the SAH or SHA grant) provides money you don't have to repay, specifically for adapting a home for service-connected disabilities. They're separate programs, and you can use both.
